In the name of God, Amen. I, Benjamin F. Bunn, M.D. of Birdsboro, Berks County, Pennsylvania, hereby make this my last will and testament.
First I order all my just debts and funeral expenses to be paid including the erection of a suitable tombstone or monument at my last resting place.
Second, I give, devise and bequeath the rents, issues and profits of all my estate, real, personal or mixed, wheresoever the same may be, to my beloved wife, J. Augusta Bunn, for and during the term of her natural lifetime and as to the principal of said estate she is hereby empowered by instrument in writing in the nature of last will and testament to give, devise and bequeath ^the same^ among my three children, Annie M. Bunn, Joseph DeHaven Bunn and Marie Bunn, their heirs and assigns in such proportion as to her seem just and proper and in case she fails to make such last will and testament then said principal shall, after her death, be equally divided among my said children, share and share alike, provided, however, that in said distribution any sum of money received by any of said children by way of advancement or loan from me shall be charged against said child or children's shares.
Lastly, I constitute and appoint my beloved wife, J. Augusta Bunn, Executrix, of this my last will and testament, and guardian of any of my children who may be minors at the time of my death. Hereby also giving and granting her full power and authority to bargain, sell, assign, transfer and set over at public or private sale any part or all of my said estate and execute and deliver deed or deeds or other instruments of writing necessary for the sale or conveyance thereof if in her judgment it shall appear to be advantageous to said estate so to do provided, however, that the proceeds of such transfer or sale shall be enjoyed as hereinbefore directed and be subject to the foregoing provisions.

Codicil made by me this fifteenth day of September A.D. Eighteen hundred and eighty eight whereby I order and direct that under no circumstances shall Joseph DeHaven Bunn receive any portion whatsoever out of my estate but that the same subject to the interest thereby descend to my wife be divided equally between my two daughters Annie M. Bunn and Marie Bunn – the said Joseph having in my lifetime received his full share out of my estate. Witness my hand and seal day year aforesaid.

On the 4th day of June, A.D. 1889. Before me personally appeared John H. Brinley, Geo. Washington Hook, Daniel Ermentrout and H. J. Smith, the subscribing witnesses to the foregoing will and testament and codicil, who being duly sworn according to law did depose and say that they were present and did see and hear B. F. Bunn, testator, sign, seal, publish and declare the foregoing instrument of writing as and for his last will and testament and codicil, that at the time of so doing he was of sound mind, memory and understanding to the best of their knowledge and belief.

I do swear that, as Exe of the foregoing last Will and Testament pf B. F.
