Deed between John W. Gault and Samuel B. Kerst

THIS INDENTURE made the ninth day of March in the year of our Lord one thousand eight hundred and forty-two between John W. Gault of Union Twp, Berks County and State of Pennsylvania, yeoman, of the one part, and Samuel B. Kerst of Union Township of Berks County and state aforesaid, yeoman, of the other part. Witnesseth that the said John W. Gault for and in consideration of the sum of four hundred and fifty dollars lawful money of the United States of America unto him well and truly paid by the said Samuel B. Kerst at or before the seals and delivery of these presents, the receipt whereof is hereby acknowledged, hath granted, bargained, sold, aliened, enfoeffed, released and confirmed and by these presents doth grant bargain sell alien enfeoff release and confirm unto the said Samuel B. Kerst, his heirs and assigns all the certain messuage and tract of sprout and wood land situate in Union township Berks County and state aforesaid bounded and limited as follows to wit: Beginning at a stone heap in a line of Jacob Wolf's land thence by land of the same North, twenty five degrees and one half East fifty-one perches to a stone heap, thence by Hopewell Furnace land, North fourteen degrees and one quarter West eighty one perches and one-half to a Spanish oak, thence by the same, South seventy-five degrees and one-half West eighty-six perches and one half to a stone heap thence by other land of the said John W. Gault, the four following courses South fourteen degrees and one half, East forty-two perches to a stone heap south twenty-nine degrees, East twelve perches to a stone heap thence south forty seven degrees and three quarters East sixteen perches and one half to the place of beginning containing thirty-nine acres and one hundred and thirty perches strict measure to the same more or less, It being part of the same premises which John Everhart and Magdalena his wife by their indenture bearing date the 27th day of March 1833 for the consideration therein mentioned, granted and confirmed unto John W. Gault, his heirs and assigns as in and by the said recited indenture recorded in the Office for Recording of Deeds in and for Berks County in Deed Book A Vol 42 page 432, relation being thereunto had appears, together with all and singular the improvements ways, waters, water courses, rights, liberties, privileges, hereditaments, and appurtenances whatsoever thereunto belonging or in anywise appertaining and the reversions and remainders rents, issues, and profits thereof; and all the estate right title interest, property, claim and demand whatsoever of him the said

John W. Gault, in law, equity or otherwise howsoever of in and to the same and every part thereof; to have and to hold the said messuage and tract of sprout land containing thirty-nine acres and 130 perches more or less as above described hereditaments and premises hereby granted or mentioned and intended so to be, with the appurtenances, to the said Samuel B. Kerst his heirs and assigns to and for the only proper use, and behoof of the said Samuel B. Kerst his heirs and assigns, forever and the said John W. Gault, his heirs, executors, and administrators doth by these presents covenant, grant and agree to and with the said Samuel B. Kerst his heirs and assigns that he the said John W Gault, his heirs, all and singular the hereditaments and premises herein above described and granted or mentioned intended so to be with the appertenances unto the said Samuel B. Kerst his heirs and assigns against him the said John W. Gault, his heirs and against all and every other person or persons whomsoever lawfully claim under him them or any of them, shall and will warrant and for have hereunto interchangeably set their hands and seals dated the day and year first above written.
