Jacob Teisher (AKA Tysher, Deisher) and Anna, his wife to Peter Wanner

This indenture made the twenty eighth day of July in the year of our Lord one thousand seven hundred and sixty seven between Jacob Teisher of the Township of Maxatawny in the County of Berks and Province of Pennsylvania farmer, and Anna his wife of the one part and Peter Wanner of the Township of Ruscomb Manor in the said county and province miller of the other part.

Whereas the honorable Thomas Penn and Richard Penn Esquires true and absolute proprietaries and Governors in Chief of the said province by their patent or grant bearing date the twenty fifth day of April in the Year of our Lord 1764 did for the consideration therein mentioned grant release and confirm unto the said Jacob Teisher, by the name Tysher, and to his heirs and assigns forever a certain tract parcel of land situate now in this Township of Ruscomb Manor and county aforesaid, bounded and described as follows that is to say, beginning at a post thence by land of Joseph Penrose and vacant land south east one hundred and forty two perches to a post thence by vacant land north east one hundred and twenty perches to a stone, thence by the said Tyshers other land south west one hundred and twenty perches to the place of beginning containing one hundred acres and seventy five perches and allowance of six acres percent for roads and highways as in and by the said patent recorded in the office for recording of deeds for the City and County of Philadelphia in patent book AA vol 5 Pa 528 (recourse being thereunto had at large appears).

Now this indenture witnesseth that the said Jacob Teisher and Anna his wife for and in consideration of the sum of six hundred pounds and thirty five pounds lawful money of the said province to them in hand paid by the said Peter Wanner at and before the sealing and delivery of these presents the receipt whereof they the said Jacob Teisher and Anna his wife do hereby acknowledge and thereof acquit and forever discharge the said Peter Wanner his executors and administrators by these presents, have granted bargained sold aliened enfeoffed released and confirmed and by these presents do grant bargain sell alien enfeoff release and confirm unto the said Peter Wanner (in his actual and peaceable possession and seisin now being) and to his heirs and assigns a certain messuage or tenement and tract or parcel of land whereon is erected a water-corn and saw mill situate in the said Township of Ruscomb Manor, beginning at a post in a line of land of said Jacob Tysher and extending thence north forty six degrees east one hundred and twenty perches to a stone, thence south east eighty six and an half perches to a stone by Tyshers land, thence by manor land south west one hundred and twenty perches to a post set for a corner, thence north west sixty eight perches to a white oak (marked), thence on the same course twenty perches to the place of beginning, containing sixty two acres and twelve perches and allowance be the same more or less (the same being part of the above described tract of one hundred acres and seventy five perches of land and allowances) together with the said water-corn mill and saw mill and appurtenances houses out houses barns stables and other buildings gardens orchards meadows fields pastures woods waters water coarses easements profits commodities advantages emoluments and hereditaments to the same belonging or in any wise appertaining to the reversion and reversions remainder and remainders rents, issues and profits thereout and thereof. And also all the estate right title interest property claim and demand whatsoever of the said Jacob Teisher and Anna his wife or either of them of in or to the same or any part or parcel thereof with all and singular their and every of their appurtenances to have and to hold the said tract or parcel of land containing sixty two acres and twelve perches and allowance water corn and saw mill and premises above described and hereby granted or intended so to be and every part and parcel thereof with the appurtenances unto the said Peter Wanner his heirs and assigns to the only proper use benefit and behoof of him the said Peter Wanner his heirs and assigns for ever under and subject to the quit rents due and to become due and payable for the same to the Chief Lord or Lords of the Fee thereof. And the said Jacob Teisher for himself and for the said Anna his wife and their heirs executors and administrators doth covenant promise and grant to and with the said Peter Wanner his heirs and assigns that the said Jacob Teisher and Anna his wife and their heirs the said messuage water corn and saw mill and tract or parcel of sixty two acres and twelve perches of land and allowance hereditaments and premises hereby granted with the appurtenances unto the said Peter Wanner his heirs and assigns against him the said Jacob Teisher and Ann his wife and their heirs and against all persons whatsoever lawfully claiming or to claim by from or under them or any of them shall and will warrant and for ever defend by these presents. And that the the said Jacob Teisher and Anna his wife their heirs executors or administrators shall and will at any time or times hereafter at the request costs and charges of the said Peter Wanner his heirs and assigns make execute and acknowledge or cause so to be all and every such further and other lawful and reasonable act or acts deed or deeds conveyance or assurances in the law whatsoever for the better more perfect and absolute granting releasing and confirming the said messuage or tenement water corn and saw mills and tract of sixty two acres and twelve perches of land hereditaments and premises hereby granted or mentioned so to be with the appurtenances unto the said Peter Wanner his heirs and assigns for ever as by the said Peter Wanner his heirs and assigns or his or their counsel learned in the law shall be lawfully devised advised and required.

Received the day and date of the above written indenture of and from the above named Peter Wanner the sum of six hundred and thirty five pounds lawful money of Pennsylvania it being the full consideration money aforesaid they received per me.

Witness - Berks The twenty eighth day of July in the Year of Our Lord one thousand seven hundred and sixty seven before me the subscriber one of His Majesty’s Justices came the above named Jacob Teisher and Anna his wife and severally acknowledged the above written indenture to be their act and deed and desired the same might be recorded as such the said Anna being of full age secretly and apart examined and the contents thereof made known unto her thereunto voluntarily consented.
