Deed: Isaac Boyer & wife to Samuel G. Hatfield

DB 92, pages 598, 599, 600 – April 1, 1869 (82 acres more or less in Douglass Twp., Berks County, PA)

This Indenture made the first day of April in the year of our Lord one thousand eight hungered and sixty nine between Isaac Boyer of Douglass township, Berks County and the state of Pennsylvania farmer and Mary his wife of the first part and Samuel G. Hatfield of said Douglass Township county and state aforesaid farmer of the second part Witnesseth that the said parties of the first part for and in consideration of the sum of six thousand dollars good & lawful money of the united States of America unto them well and truly paid by the said party of the second part at and before the sealing and delivery of these presents the receipt whereof is herby acknowledged have granted bargained sold aliened enfeoffed released and confirmed and by these presents do grand bargain sell alien enfeoff released confirm unto the said party of the second part his heirs and assigns. All that certain messuage tenement and tract of land situate in Douglass township Berks County, Pennsylvania bounded and described as follows to wit: Beginning in the public road leading from Little Oley to Manatawny Creeks and extending thence by land of Josiah Miller, sough forty seven degrees east fifty six perches and one tenth to a stone a corner of the Burial ground (formerly called) or commonly called Fritz’s Grave yard thence by the same south thirty three and a quarter degrees west ten perches and two tenth to a post and south fifty degrees east ten perches and one tenth to a post a corner in a line of formerly Christian Romigs and Peter Hornetters land and also on the line dividing Berks and Montgomery Counties thence by the same south thirty four degrees west fifty perches and five tenth to a post a corner of John Mocks land thence by the same and partly by land of late John Fritz north seventy five degrees and three quarters west one hundred and forty two perches to a post thence by land of David Fritz land north thirty four and a half degrees east one hundred and twenty perches and two tenths to a corner in the road leading past Neiman’s Mill and extending thence partly by land of Lydia Fox and partly by land of the said Josiah Miller and along said road south sixty two and three quarter degrees east forty one perches and eight tenth to a corner thence by land of the said Josiah Miller and said road south seventy nine and a half degrees east twenty perches to a corner of the Fritz’s School house lot thence by the same and said road south seventy three degrees east five perches and eight tenths to a corner in the first above mentioned road thence by the same and by land of the said Josiah Miller south twenty five (25) and three quarter degrees east seventeen perches and six tenth to the place of Beginning containing eighty two acres be the same more or less. It being the greater part of the same premises which John VanReed and Catharine his wife by their joint indenture bearing date the first day of April in the year of our Lord 1847 for the consideration therein mentioned did grant and confirm unto Isaac Boyer (party hereto) and to his heirs and assigns in fee forever as in and by the said in part recited indenture not recorded. Relation being there unto had more fully and at large appear. Together with all and singular the houses outhouses improvements ways and waters water courses rights liberties privileges hereditaments and appurtenances whatsoever thereunto belonging and-----anywise appertaining and the revisions and remainders rents issues profits thereof and all the estate right title interest property claim and demand whatsoever of then the said parties of the first para in law equity or otherwise howsoever of in and to the same and every part thereof. To have and to hold the said messuage tenement and tract of eighty two acres be the same more or less hereditaments and premises hereby granted or mentioned and intended so to be with the appurtenances unto the said party of the second part his heirs and assigns to and for the only proper use and behoof of the said party of the first part (and their heirs all and----) for themselves their heirs executors and administrators do by those presents covenant grant and agree to and with the said party of the second part his heirs and assigns that they the said parties of the first part and their heirs all and singular the hereditaments and premises herein above described and granted or mentioned or intended so to be with the appurtenances unto the said party of the second part his heirs and assigns against Isaac Boyer and Mary his wife their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim shall and will warrant and forever defend in witness whereof the said parties of the first part have hereunto set their hands & seals dated the day and year first above written.

Received the day of the date of the above Indenture of the above named Samuel G. Hatfield six thousand dollars in full of the consideration money therein mentioned. Witness present at signing: Jonas Pr---- and J. Van Reed. Isaac Boyer [signature]

Berks County on the first day of April AD 1869 before me the subscriber one of the justice of the Peace in and for said county personally appear the above named Isaac Boyer and Mary his wife in due form of law acknowledged the above Indenture to be their and each of their act and deed and desired the same might be recorded as such and the said Mary being of full age and separate and apart from her said husband by me therein privately examined and the full contents of the above indenture being by me first made known unto her did thereon declare and say that she did voluntarily and of her own free will and accord sign seal and as her act and deed deliver the above indenture without any coercion or compulsion of herein husband. Witness my hand and seal the day and year aforesaid.
