Deed between Abraham Bucks and Daniel Bucks and John Bucks

January 8, 1814 275 acres and 155 perches

THIS INDENTURE the eighth day of January Anno Domini Eighteen Hundred and fourteen Between Abraham Bucks and Daniel Bucks of Bern Township in Berks County and the State of Pennsylvania yeomen of the one part and John Bucks of Bern Township aforesaid yeoman of the other part WITNESSETH (unreadable series of words - amounting to "Abraham Bucks, deceased, father") to the said three sons John Abraham and Daniel in his life time by virtue of sundry good conveyances and assurances in law duly had (?) and obtained was seized and possessed in his own demesne of and in two separate Plantations or tracts of land in said Bern Township, and their said Father Abraham Bucks in and by his last will and testament did devise unto this three sons aforesaid all his said two tracts of land in the words following: Thirdly I give devise and bequeath all my landed property with appurtenances which I own in said Berks County unto my three sons John, Abraham and Daniel and to their heirs and assigns forever; Seventhly I ordain and it is my will that after my youngest son Daniel came upon age my above named Three Sons shall make partition and division of the land as good as they can among themselves, Which will is since duly proved approved and recorded. And whereas the youngest son of the testator aforesaid did arrive of his age of twenty one year on the eighteenth day of October A.D. 1813 Whereupon the said three sons did make Partition and division inter alia, and the share, dividend, allotment and part of the said John Bucks being of that certain messuage tenement and tract of land situate in Bern Township bounded and described as follows. BEGINNING at a Chestnut Oak, corner of Daniel Bucks, thence by land of Nicholas Hain (or Kline?) north forty seven degrees twenty nine perches to a white oak North twenty four deg. West forty seven perches to a stone South sixty six deg. West twenty perches to a stone North forty deg. West twenty four perches to a black oak by land of Philip Kline North sixty six deg. East eighty eight perches to a Cherry by land Christian Hawk South eighty five deg. East sixty four perches to a stone North fifty deg. East fifty perches to a stone North ten deg. East twenty perches and a half to a Black Oak South seventy four degrees East twenty seven perches to a post by land of Jacob Kline South five deg. West twenty three perches to a Chestnut oak South sixty four and a half degrees East one hundred perches and a half to a stone by land of Jacob Faust South five degrees West one hundred and fifteen perches to a stone in a line of John Bebers land North eighty nine deg. West fifty two perches to a stone South five degrees West forty perches and one quarter to a stone South eighty degrees West twenty five perches to a stone, thence along the line of the land being the share, dividend and allotment of Abraham Bucks North thirty eight deg West thirty nine perches and four tenth to a stone North four and three fourth deg. East seventy perches to a stone North fifty nine degrees and a half West twenty three perches to a stone. South twenty two deg. West fifteen perches to a stone South eighty deg. West forty eight perches to a stone South two and a half degrees East forty five perches to a stone North eight deg. East thirty seven perches too a stone South one deg. East sixteen perches to an Ash South thirty two deg. West forty six perches to a white oak South twenty seven deg. West twenty two perches to a hickory and south fifty one deg. West forty nine perches to a post in a line of Henry Philips land, thence by the same North sixty four and a half deg. West fifty eight perches to a Black Oak corner of his share & allotment of Daniel Bucks Thence along the same North twenty five deg. East thirty one perches and one quarter to a black oak North five deg. East thirty one perches and a half to a black oak and North twelve degrees West forty five perches to the place of BEGINNING. Containing two hundred seventy five acres and one hundred fifty four perches neat measure ... IT being the major part of Abraham Bucks the testator aforesaid dwelling place. Together with all and singular Messuages Edifices Buildings and improvements on the said described tract of land created standing or (unreadable), and all the ways woods, waters, water-courses, rights, liberties, privileges, hereditaments and appurtenances whatsoever thereunto belonging or any wise appertaining. And the reversions and remainders, rents, issues, and profits thereof. To hold and enjoy the same unto the said John Bucks his heirs and assigns forever in severalty To the only proper use and behoof of him the said John Bucks his heirs and assigns forever in severalty, as his and their full part share and dividend of and in all and singular the premises. And the said Abraham Bucks and Daniel Bucks do by these presents for themselves and their heirs give grant alott assign set over lease and confirm unto the said John Bucks and to his heirs and assigns for ever the said above described tract of land with appurtenances. TO HAVE AND TO HOLD to him the said John Bucks his heirs & assigns forever in severalty And the said Abraham Bucks and Daniel Bucks for themselves their heirs executors and administrators do covenant promise grant and (unreadable) to and with the said John Bucks his heirs and assigns and every of them by these presents That the said John Bucks his heirs and assigns shall and lawfully may from time to time and at all times hereafter forever freely peaceably and quietly have, hold, occupy, possess and enjoy the above described tract of Two hundred seventy five acres and one hundred fifty five perches of land and appurtenances and receive and take the rents issues and profits thereof without the suit, lot hindrance molestation, interruption of denial of them the said Abraham and Daniel their heirs and assigns or any other person or persons whomsoever lawfully claiming or to claim the same or any part thereof by from or under him them or any of them shall and will warrant for forever defend by these presents. IN Witness whereof the parties hereto have interchangeably set their hands and seals dated the day and year first above written ~
